Customer Service
Client Education – Provide you necessary information on the home buying process to allow you to anticipate all aspects of your purchasing process.
Buyer Representation – Represent you as a buyer’s agent, this gives your agent authorization to represent and protect your interest throughout the transaction.
Buyer Consultation – Discuss and understand your property requirements prior to beginning your home search.
Home Showings – Conduct an on-going search of hosing availability that will fit your profile. Contact “For Sale by Owners” and builders as appropriate on your behalf. Schedule appointments and accompany you on home showings.
Advisory Service
Home Evaluation – Provide a Comparative Market Analysis for your convenience.
Third Party Experts – Recommend third party experts to establish physical condition of the home, as well as, advise and schedule appointments to provide access to the property for inspectors, service repairmen, etc.
Financing Service
Pre-qualify or Pre-approval – Recommend lenders to determine your pre-qualification or pre-approval status. Obtain pre-qualification or pre-approval before submitting a contract in order to improve our negotiating position.
Good Faith Estimate provided by Lender – Estimate of the charges which you will incur to obtain your new loan.
Contract Consulting
Seller’s Property Disclosure Statement – Review the Seller’s Property Disclosure Statement and other documents pertaining to the condition of the property.
Home Analysis – Identify possible cosmetic repairs and advise/consult you on the best strategy to address these items.
Preparing for Contract – Prepare a well written offer to ensure your most favorable position.
Transaction Assistance
Offer Presentation – Advise you in structuring an offer and represent your interest, not the sellers, in all negotiations while maintaining absolute confidentiality. Once all terms are agreed upon, we will finalize all contract work.
Pre-Settlement Activities – Accompany you to your home inspections, walk-through of your property and assist you with other pre-settlement activities.
Contract to Close – Manage the closing process, from contract to closing to, ensure all necessary documentation and tasks are completed and available before closing date.
Closing – Accompany you at the closing of your new home
